We are in the process of buying a house, and our mortgage offer was taking quite some time and holding the whole chain up. After a bit of pushing, the bank revealed that thier valuation survey stated that the property had “widespread wood boring insect infestation”. This was news to us, as our 6 hour long level 3 survey and a local damp proofers report had said nothing of the sort. But clearly, this was preventing our mortgage being approved. We decided to get a 3rd report done, to put us at ease and hopefully push the banks approval on. Everything was getting rather tense, after the long delays and the banks administrative timelines being so long - so we wanted a survey same week. Tyrone was available the quickest out of everyone I contacted - answered me politely and fast, and then came on a Saturday morning to do the survey. He delivered the report to us 24 hours later on the Sunday morning: the report was a good mixture of technical explanation as to how he came to his conclusions, but straightforward and clear enough for us to understand. He has put our minds at ease and giving us some great suggestions for tackling some minor condensation damp, and confirmed really clearly for the bank that there was no beetle infestation. I contacted Tyrone after being recommended and so very pleased we did. He was able to visit the property we were hoping to purchase within a couple of days which was excellent.
A general survey had been carried out on the property which identified significant damp issues (although did recommend getting a specialist to survey), plus a damp proofing company had visited and quoted thousands to rectify the damp issues.
Tyrone contacted me directly after surveying the property and went through his findings over the phone before sending the full report within 24 hours.
Tyrone reassured us that the property had no damp and because it had been empty for some time was cold and had a little condensation...
He saved us from spending thousands unnecessarily plus the time and mess it would have created.

I recently moved into an old property with exposed high timber beams. The RICS building survey had recommended getting a quote for woodworm treatment, which I hadn’t acted upon before purchase. However, having spotting a visible area of internal lintel where the wood had been eaten/ rotted away (not highlighted by the building surveyor), I did contact a couple of damp surveyors for advice/ quotes for surveys.
One sucked through his teeth and, without viewing, said I’d have to sand blast the beams back to bare wood to treat or drill and inject woodworm treatment with no guarantee of success.
Conversely, Tyrone has a very calming and reassuring manner! He was able to carry out an inspection within 48 hours. He was generous with his time on the day, listening to my concerns and explaining things in plain English. I received the report the following day.
He confirmed there is no evidence of current woodworm infestation, the timbers are dry, and there is no need or benefit for precautionary (expensive, not to mention toxic) timber treatment. Hooray!!
I wouldn’t hesitate to recommend his independent and impartial advice and services.

My enquiry email was responded to within a few hours and Tyrone was extremely helpful, explained everything to me in terms a lay person could understand and managed to fit the survey in the following morning. He rang me on the afternoon of the survey to explain his findings before following up with a detailed report and the opportunity to contact him should I need to ask further questions after reading it.
