We have been in contact with Swann Edwards for the last couple of years doing a lot of talking and planning for our extension and renovation. George Thorpe (from Swann Edwards) has been working tirelessly to get our planning over the line, we finally started our build 7 weeks ago and we are well on our way to having our dream home. George has been very helpful and responsive. He has listened and he has guided us. We also used the structural engineer that works with Swann Edwards, Brad from WE Engineering. We are still in contact with George sending him updates and pictures of the build progress and we look forward to showing him the finished product !

Swann Edwards provided us with excellent advice at the start of our project, advising us of recent Planning changes, which meant that we were able to follow a series of steps to maximise the development potential on our site from 2 to 5 dwellings and from conversion to new build. As part of their design process they worked with us to review development costs and with our agent for likely sales costs to ensure the scheme would be of quality and also meet our profit requirements.

They explained the situation fully and have kept us updated throughout the process and have responded to any questions quickly, with their design information being detailed and accurate. They have also arranged other consultants for us we have been required to instruct and their sister company White and Eddy is undertaking the 10 year professional consultant certificate.

Engagement was good initially from Russell, really liked the design and progressed through to planning approval, although regularly needed to chase progress, very little un-initiated comms from SE.

Building regs drawings is where the problems started with the design, 0.5m thick wall build ups, recommended struct engineer suggesting a different approach to ground works. Issues with material junctions, complexity at every level of the building from retaining wall foundations to stepped floor levels, huge roof structure, dormers & rooms in eaves, all of which added cost and complication.

Following engagement of multiple contractors and an independent QS cost estimate was double the budget we gave to SE at start of project (price escalation partly responsible but nowhere near 100%) , scheme has now been abandoned.

It’s all well and good designing a good looking building but if it’s not buildable for remotely close to your budget, it’s a waste of time and your money.

Awful company

Our house designed by this company has no end of issues due to it design and they have ignored our emails trying to sort amicably have now started legal proceedings
