External appearance good - 70 plus items on snagging list ... some fairly fundamental (which would probably not be recognised or picked up by the average surveyor/home owner) probably due to lack of/no qualified site management/tradespeople during construction. Property supposedly well insulated - the trouble is although the material was there (and whether the amount in place was correct is questionable - e.g. the main roof was short of 200mm of rockwool [and has now been installed] - there should have been 400mm) the insulation was not installed correctly, so much of it was ineffective. Escape windows not in compliance with the building regulations, and cavity trays/weep vents missed - rain getting in over the head of a set of french doors/side lights. From what I gather they have fallen out with several subcontractors on this development - some refuse to honour guarantees. The property owners guarantee is operated by a company with the same name as the company who did the building regulation compliance inspections (a bit incestuous in my view) ...... Still struggling for resolution 3 years on.
