Use with degree of caution

ATP Group have been involved with some roofing work at our development and are currently supervising the replacement of some roofs. This includes, oddly, one that does not leak and one that probably only has very minor issues with its gutter and mortar.

Several leaseholders have been involved in trying to get our inept property manager, Montalt Management, to deal with some roof leaks here for the last 6 years. It's possible there's an unhealthy relationship between Montalt Management and ATP Group. There was a radical drop in ATP Group's fees when a leaseholder informed Montalt Management that it wasn't prudent to just assign their mates for major work and that a competitive tender would be appropriate.

After at least two site visits, ATP Group still refuse to identify the tiles on our roof despite that being a persistent theme in the story of our leaks. They have also offered no explanation for the alleged latent nature of the fault. They have observed loose leading without any analysis as to how this became loose. I now suspect this is due to attempted theft as there have been multiple sightings of miscreants walking around our roof. Lead has scrap value and it is likely our local alcohol/drug addicts are attracted to it.

ATP Group administered the tendering process for the roof work. One of the four original bidders was given an incorrectly addressed envelope by ATP group to return the bid. This meant that particular bid did not arrive in the prescribed time. The bidder was the only one of the four not nominated by ATP Group. One of my neighbours considers ATP Group to be untrustworthy. I am not sure what to think about this irregularity because it's so bizarre.

ATP Group are also happy to omit information when it's inconvenient. This was revealed at a tribunal where they selectively cited parts of a specification for tiles. This was probably the result of a lawyer-guided concoction. It seems professional standards do not trump disingenuous, partial quoting.

On a minor note their pictures are poor quality in terms of resolution, focus, camera shake and exposure for back-lit conditions (the sky). This is frustrating because modern digital cameras when used correctly can reveal a huge amount of detail including items missed by the eye on a first inspection.

If I was using ATP Group for surveying and they proposed substantial work I'd definitely seek a second opinion. This is even more critical if there's no conclusive investigation report, no evidence, no credible analysis or remuneration is based on a percentage of project value.
