We requested a residential level 2 survey for a property we had made an offer on. Working with Luke and Freya behind the scenes made everything effortless, felt nothing was too much and the report from Oliver was so in-depth and really gave us confidence of what we were getting into. Would recommend.

UPDATE: They responded below to get in touch with them, to discuss it further. I thought let’s have a chat let’s see if I can get a decent response out of them. Surprise, surprise, no answer to my e-mail from Oliver or anyone else. That says everything about a company!

3 months ago, got Survey Network to check out the house we were buying. Luke was super helpful, and explained the process. We received the report, with a few things marked to beware of, but nothing major. All good so far. It was a Level 2 survey and everybody said it’s useless, but Luke was convincing and gave a peace of mind.

Then we moved in and it become very clear that their level of surveying was far from detailed. Obvious, basic checks were not carried out. If they would have been carried out, anyone with a bit of competence around a house would have flagged things.
Just a few things.
On our first day, we opened the shower tap, and a horrible sound came out of the cupboard. The shower pump… spraying water left right and centre. It had been working like that for a while as limescale was all over the place. Now if you’d have opened the tap which is a basic and easy check, you’d have said something about that.
When you looked in behind the eves, and noticed that sockets are wired with hair thin cables, you don’t have to be an electrician to tell it’s all kind of hazard.
As we decided to redecorate before we move in we didn’t really use any water. Now the kitchen ceiling had marks on, which we ignored thinking all’s good, turned out a long running slow leak which sped up as soon as you used the taps above, so had to cut the new ceiling fix it.
Now the latest one is the drainage… from day one the water went down slowly. Now if you check things in a house, surely you flushed the toilet, and if you’d seen that you’d have flagged it. It costed us £550 to investigate it, and it’s not a new issue. The pipes from the house and the main pipes are pinched and blistered, meaning another £1500 to spend on it, plus the water company has to do works in the garden.
We found other issues that you might be able to say it’s okay to miss, but you pay for the surveyor for a reason. Now they will say that they don’t have time to check everything in detail, and limited access etc… but these are things that we could see from day one and we’re not experts we don’t get paid £875 to do this.

With having a better view of the property’s issues, we could have moved the buy price down for sure.

Again the only good thing I can say that Luke gave a good explanation of the report, but that’s all.

Note: I sent an e-mail to them to point out things that were missed, parts where they could have done better, however to this day, they failed to even acknowledge it.

So overall, I would stay away from them.
