I’m honestly glad I took the time to read through the reviews - it was a relief to see I’m not the only one who’s had so many issues with these apartments. The one and only positive is the location. Other than that, the quality absolutely does not justify the price.

There’ve been constant problems with the water, the windows, and even the fridge. The staff are completely unhelpful, they seem to do little more than stand around outside smoking. Packages regularly go missing, and the only thing they’re actually good at is giving tours of Slate Yard. If you ever need assistance with anything, good luck finding them - they’re never around when you need them.

I moved into a flat that was dirty, with most things either broken or in poor condition. There are maintenance workers who are supposedly meant to fix things, but based on my experience, they’re more interested in staring at girls in the gym than actually doing their jobs - and sadly, the same can be said for some of the reception staff as well.

One star to the management team.
Former agent urbanbubble and current agent Allsop who oversee the building, failed to take action regarding irresponsible dog owners who leave dog poo around the public areas. Despite raising this issue multiple times, nothing has been done. It’s stinky and mess when you walking by.

I once accidentally stepped in it during the night . It was raining, so imagine what the dog poo looked like. It was hard and disgusting to clean it — I had to throw them away.

On a positive note, the service team and housekeeping staff have been incredibly friendly and helpful since we moved in back in 2020. They’ve always gone above and beyond, and we truly appreciate their support.

Radio silence after moving out regarding our deposit (Still waiting)

Flats are nice but small. Location is good but you'll get something better for the price you pay

Also found out, lots of residents pay different rates for the same apartments, so would try to bargain them down as there is hundreds vacant at the moment

The experience of living at the slate yard was completely ruined by the incompetence and understaffing of the finance team. We moved out in September last year and still haven’t got our deposit back after having to go through the tenancy deposit scheme to review the deductions the slate yard attempted to take off. Tds concluded that we were to get the full deposit back, which we still haven’t got. We are unable to speak to the “finance team” because they don’t have a phone number to contact, so instead the manager on site has to chase them up on our behalf, whether he does this or just claims to do this, because nothing has changed.
On top of this, for several months when we first moved in, we had multiple wrong rental payments being taken out of our accounts by the slate yard, a mistake that they made for 3 months in a row before we decided to pay manually for the rest of the tenancy.

My partner and I decided to move here at my request above many other places, we wanted to move into the centre but I really wanted somewhere with a community feel and how wrong we were.

Within the first few months of moving into the apartment we had so many issues. The first day of moving in the decorating which had been done from a team hired in by The Slate Yard was awful, paint was splashed everywhere, all over the radiators, mirrors, back of doors, door frames, tiles, absolutely no care was taken in getting the 'luxury' apartment ready for us. We brought this to the attention of Philip (General Manager at the time I believe) who admitted it was awful, he was ashamed of it.

We then had a faulty immersion heater control panel (which we were told by maintenance it was nothing but running too much at the same time so the fuse box was tripping, even though we had nothing on), the immersion heater had been turned off and not put back on by maintenance, I switched it on and the utility cupboard flashed with electric. Turns out there were wires exposed burning through the inside of the box.

On top of that, 2 large leaks in the apartment due to a burst toilet pipe (once is fair enough, a second because it wasn't repaired correctly is not), flooding the floor into the spare room causing it to warp and costing us a months worth of water overnight. Philip at the time again apologised for all this and said it was one of the worst move in experiences he's dealt with.

The reason we chose The Slate Yard was due to the community feel pushed on socials and their website, unfortunately this is far from the truth. Since moving here, there has been 1 occasion (other than yoga) in which The Slate Yard has tried to get us together, which was when we first moved in. With the summer period now gone, those photos of outside entertainment, drinks and fun with the community are far gone. The most community I have felt with The Slate Yard is a Whatsapp group created by residents to moan about all their problems!

'Luxury' is a word used a lot to describe The Slate Yard, by The Slate Yard, but I've never known luxury like it and the residents I have spoken to (myself included) certainly wouldn't. With dog mess between the buildings from owners who can't be bothered to pick it up, constant weed smoking by residents, filling apartments with the smell if you have your windows open (having 5 people one after the other smoke weed under my window the other night was great), constant construction work, the filthy windows which we can't see out of (the majority of residents within the far block can now just see a construction site), the breaking down of lifts taking weeks to repair only to break again because they got too hot, the 'safety' of the development in which a homeless man can get through 2 secured doors and then start trying to open apartments, as well as having a cleaner walk straight in after getting the wrong appartment (the door was unlocked by them), the constant tapping at night on the metal window sills from rain or the banging from the windows as they expand in the heat in the morning, there is a lot to say about the complex, but luxury doesn't come into it. This has all happened within just 6 months and from the high hopes we had for here, I cannot wait to have the ability to leave having now become extremely fed up.

The only shining stars of The Slate Yard is the front desk staff, more specifically Jordan & Andrea. Always there to chat and help within working hours as much as they can and who I think get the brunt of the issues residents have, but this is very much an upper management issue.

The 'old fashioned values landlords' phrase on the website is entirely true, they're that old fashioned I think you need to use a carrier pigeon to communicate as emails and calls don't work 90% of the time. How The Slate Yard used to operate or whatever picture is painted online with previous photos and videos, is not the case and I beg people don't fall victim to the same thing we did and end up wasting upwards of £1,600 a month on rent

If there is less than one star then I would choose it. I totally agree with all the guys who complained about the facility. Deposit refund It is just a fake term the company used it to put its hands on what ever can be taken. The company use the policy which is (use the residents deposit on what ever can be fixed which is already broken). This is one issue of many issues, like kicking out the students from The Residences Deansgate square and recommending the slateyard instead. Do not waste your money. The facility is a big scam.

The company is taking taking advantage of the rent demand in Manchester City Centre. Super high rent for a below average apartment building.

Windows have never been cleaned in 1.5 years of living here

The on-site staff are polite but never follow anything up

I've 2 parcels from the “secure” parcel room stolen with no follow up from reception

Construction work is due to be carried out until 2026 so noisy from 7am Monday - Saturday. You can't open your windows if you work from home as it's very, very noisy

Minimum storage space in whole apartment

No parking

Gym is small so if there is more than 4 people in there it’s crowded

Extremely expensive and constantly hiking. Parking non existing-fake news.
Not flexible to move to other units within the same building.
Long time to receive the deposit back. Some complains it was never returned to them (not my case)
Elevators a serious hazard. Always broken, got trapped twice already.
Well located and that’s about it.
