I got a quote from this Rouge Builder. His numbers was an extortionate amount using words 'last price' with no negotiating gave me warnings. After seeing multiple horror stories of this company unregulated unfinished jobs. After further research I questioned why the owner liquidated the old companies but still continue to do bad practices. Thank God I did not deal go with this Rouge Builder. I hope no one deals with a person like this. Be careful people.

Over 4 Years of Delays, Excuses, and Unfinished Work – Avoid EDSS Construction

I hired EDSS Construction Ltd, in early 2021 for a full property renovation. Over four years later, the job is still unfinished. Despite paying a substantial amount of money for labour and materials, I’ve been left with an incomplete property, ongoing stress, and now face tens of thousands in additional costs to get the work done by new contractors.

Throughout the project, EDSS would disappear for long periods, miss deadlines, and ignore communication. Each time he resurfaced, the owner offered new excuses and hollow promises to “complete everything soon.” After years of this, I eventually formally requested to terminate the contract and a refund for the many unfinished jobs.

In response, EDSS suddenly claimed I owed him £80,000 for unpaid labour and VAT — a figure never mentioned before — followed by threats of legal action. This felt like a clear attempt to intimidate me and shift attention from the fact that he failed to deliver what he was paid for.

Even more troubling, this isn’t a one-time issue. EDSS previously operated under another company: SIMVIK Ltd. and has made efforts to erase this history, but as we all know, some things stay online forever. I strongly advise anyone considering hiring him to Google “the owner” and “SIMVIK Ltd review” — you’ll find other customers with similar complaints.

This is a pattern — not a one-off mistake.
