Shambolic at best. Hodson are legally committed to several enhancements and have failed. We're now in the position where schools are opening without safe access routes and the already congested A28 over capacity.

Land developed on promises to improve local infrastructure and fund critical services… these scammers have refused 50 million to fund these road improvements. If anyone’s considering living here, I’d think again. You’ll never be able to get a doctors appointment, the traffic caused by all these housing estates now mean you’ll be sitting in 20 mins worth of traffic just to do 1.2 miles to the m20.

I have moved into my Hodson home this week and so far I have been incredibly pleased with the service I have received from Hodson.

Anybody who expects to move into a new build that is practically perfect in every way is kidding themselves. There have been a few snags but in all honesty, Hodson’s have been round every day to check on things and fix what they can quickly.

The sales process was very easy and the sales team are incredibly responsive and helpful. I cannot thank Anna enough for everything she has done, even with the lovely new home card for me and my dog!

When I moved in, the house was cleaned top to bottom, including the windows which believe me is NOT the norm. The site manager introduced himself to me pretty much as soon as I turned up and got out of the car.

And everybody here is so friendly and welcoming! I was very nervous buying a new build and although it’s early days, I cannot fault the service, the beautiful house and the area.

We moved in in July, and we have been so lucky to have moved in when hodsons had more of an infrastructure.

First of all the sales team Anne and Hollie were absolutely amazing from start to finish and couldn’t fault them, we lost our first buyer and they were patient and made me fully trust that our home was our home! Regardless of the situation

Like all new builds you will always have snags, and yes we have them and it has taken time to resolve but pretty much are all resolved down the line. They moved mountains for us to move in and so stuff like the mastic wasn’t done ect, completely normal in our experience of new builds. Paul is pretty hands on and always has a smile on his face, FYI we are quite tech savvy so didn’t need to have a full introduction but they could improve the intro into the home a little better, on how the light and heater timers work and how you can save energy, in the current climate we are in.

Any thing urgent like a leak, electricity ect they fix within 24 hours. Like our back door was seen to in 5 hrs, and when I reported that it still wasn’t fixed, they came back a few hours later which we thought was amazing.

Stuff like decor need a little TLC but as it’s not urgent and not priority I have full faith it will get done, it’s just this is the first massive development hodson have been part of, but they have to deal with every little snag, it’s a difficult job for any one so it’s more of a patience game and the same would go for Barrett’s homes which we have had in the past. we have full faith from the experience that these will be seen to in due course

We are very happy we bought with Hodson. Yes there is room for improvement on customer care, maybe they need more staff to deal with enquiries, but we do not regret buying. We love Caroline. And all the team have been friendly and the community is amazing.

Snags are normal, and they do have a new customer care on board so I believe this is just going from strength to strength, that’s why we have given it 4 stars.

Room for improvement but they always follow on their word x

As the owner of a Hodson property it has been my experience that the after-sale customer service from Hodson is terrible and non-existent.

They do not answer phone calls, emails or return messages from me as the owner of the property or my solicitors. Fees are paid for services that are not provided and ultimately legal action must be threatened in order to try and obtain standard information used in the house selling process.

I feel that there is no ’Customer First’ with Hodson post-sale and my experience is that you are forgotten about once you’ve completed your purchase.

If I could provide anything less than 1 star I would.
Moved in November 2019, and there are still issues on our original snagging list to even be inspected. We've pretty much given up on any of these now being resolved, and are having to resort to paying for them ourselves with external contractors.

Of late we have further inquired about the leaks coming from the draining at the front of the development (been like this for over a year and a half), and also for any indicative dates as to when a road might be laid. Neither of which do we even get an acknowledgement of our emails.

If buying, set aside extra money to resolve your own issues.

Update: Doubling down on the bad service, I was accosted in the street whilst walking the dog by the son of the owner about this review, and how despite them having almost 2 years to address the issues, it was somehow my fault for not sending them an updated copy of the snags. I asked if they had lost the originally list, to which I got a rather indignant "no". So I asked why they couldn't just use that list, it's still valid.

Furthermore, on commenting on the drainage situation and the trench that was recently dug and not bothered to be filled in correctly, I was asked "what's wrong with it" and "it's my land, it's nothing to do with you" which pretty much sums up the service.

Previous development in Bracknell they have kept the management company and refuse to hand it over. For several years we have ongoing issues with leaking flats, rubbish not taken, no cleaning, no gardening. The lifts are not serviced, electric company threatened to cut lights off, and so forth. No accountability, no actions, and they even refuse to give evidence of building insurance. I'd strongly recommend to stay well away from Hodson Developments, as they are just about the worst kind of people you can find
