After a few years of following their videos of home builds, we jumped into our own forever home project in Nov 2019. The COVID hit. BMH worked very hard to keep things moving and we had our house built in the estimated time. I cannot express the gratitude I have for BMH. From day 1 they were amazing, very single staff member has been professional, caring, upbeat, all great things! BMH listened to our needs and wants, and made the best recommendations that fit our vision. We love our home, everyone that's come through is impressed by it. Whenever we end up retiring and downsizing, we're hoping for a modular chalet !! ?️ Don't mind our grass! We're still working on it! ☺️

Good god people, actually read the reviews. All 5 stars are people that never worked with them. I have been in my house they built for 18 months now. I have had to replace the HVAC system because it was horribly done. Including a new air conditioning system because it was so cheap can’t keep up with 80°.

I had to have my property re-graded because the water was running into my house. I asked them to fix it, but they ghosted me.

Good God, people read the reviews!!!!! Jeremy is a crook. I am still angry after 18 months. They charged me 25% more and took 100% longer than what they quoted. $15k for a new AC system. They use cheapest materials and install poor equipment. My bathroom vent fans actually push the stinky back in. Not joking! Great example:(

What a fabulous place!!
We came to Buffalo for grandson's college graduation..there were 8 of us in the Harding House.

Everything was done to the max!
Beautiful home, large yard for evening fires, boys played corn hole and throwing footballs in the yard.

Everything we could possibly ask for, it was just a perfect place.

Anyone who leaves a good review for this company clearly has not built a home with them. One of the worst experiences you can have as an excited customer. We’ve lived in our house just over two years now and have constantly had to fix things under warranty that they have NEVER bothered to follow up on. The entire home building experience was a nightmare and took over two years to complete. They never graded our property and left us with a house that was beat up and looked like it had been lived in for a year already. Rude people. Terrible customer service. We basically did their job for them and had to reach out to contractors ourselves to get things done. They promised us the world then took it all back. We had a group email with many other BMH customers and called it our “support group chat” — because we all were going through hell. Look around at all their projects - the houses sit there incomplete for months even years. Do yourself a favor and look elsewhere. We wish we did. Don’t be fooled by false reviews.

If I could go back and do a stick build I would in a heart beat. Buffalo modular promised us so many things from a fast delivery and finish to quality finishes. None of which happened. Our house was set 2 1/2 years ago and they still haven’t fixed things that came in broken or were damaged from their contractors. The owner clearly doesn’t care about his customers or his employees. The owner will promise your house to be done in 3 months and will let it sit for 3-5 months after delivery and then rush to finish it.

We have only just begun working with Lisa from BMH, and we've been impressed with her attentiveness and the quick responses.

I don't like to generalize, but the rest of the construction industry simply moves at a different speed. An answer might take weeks, and it might not come at all. I guess that's what happens when demand outstrips supply.

Lisa met us at three or four different homes already - mind you, not yet under any contract or obligation. She's worked extensively with us in terms of what can and cannot be accomplished, reviewed with several different factories our goals and pricing.

Compared to what I have seen it honestly seems as if we moved through some door to the other side.

We are looking forward to the next steps and are hopeful.

But if you are considering modular homes, I learned this lesson slowly and can share: the "models" in terms of pricing are basically irrelevant. Design/customization is where it's at, and you can take on as much as you'd like.

The box - the exterior lines of the home - are all that matter in terms of pricing. The rest are just squiggly lines you can change.

Update: HORRIBLE. Almost one year in house. I have installed supplemental AC system, replaced toilets, finished the driveway. Door knobs were falling apart. I can't begin to tell you how much I hate Jeremy and this company BM (Bowel Movement).

I gave up on them and started fixing everything myself. They actually called to offer to fix my poor grading. Water actually flows into the basement rather than sloping away. I said sure. After a month of them ghosting me I gave up, again. Why did they even call me? Can't wait to see what the weasel says now.

Just leave me alone. You are a horrible company and I dream of a day people see through you Jeremy.

Horrible company – I am an actual customer, don’t be fooled by the fake 5 star reviews saying they are nice (Try and find them on yelp, you won’t because it opens them up to honest reviews).
Their business model is quick and affordable. Their actual product took 100% longer and cost 20% more. They did not even break ground until a month before the contracted completion date. Here are a few choice examples for these amateurs:
1) 7 months in home and punch list is still not complete – These are not only punch list items but also include items in plans they did not install like a light switch for a light they never installed
2) Installed the septic system where the garage was going to be placed and charged $17,320 vs. the quoted $11,180 without justification and they were unable to provide an invoice
3) Installed septic vent pipe in the middle of the walkway to our house
4) Installed the wrong color siding – replaced with correct color but charged an additional $2,000 if we wanted to install siding to grade level which was already in the contract
5) Installed the water meter pit backwards at street and had to dig it up to fix
6) Electrical issues made it so we did not have heat for several weeks after we moved in
a. We were unable to use space heaters because any draw on electric system would pop breakers
7) Installed an undersized AC unit that will need to be replaced or supplemented in the future
8) Soffits and fascia have gaps and we are now fighting insect infestation (Wasps in particular)
9) Charged $7,080 for gravel for the crane pad – We were told the gravel would be repurposed for driveway or other but instead they put a thin layer of dirt over the gravel and now we will have to dig it up if we want a lawn
10) They actually drywalled over all the HVAC registers and had to cut out and repair
11) Installed gas lines within a couple inches of electric line and had to replumb gas lines as this was against code
12) Interior framing was put in the wrong spot and they had to tear down and actually follow plan
13) Did not screw cabinets into the walls properly and they began separating from walls almost immediately
14) Cut carpet wrong and had to replace but this was months after we ordered original and the matching carpet was discontinued
15) Driveway was left as construction grade and not finished even though we were charged well over the cost of a new driveway ($12,930)
16) Could not pass the pressure test for house due to poor installation – Their resolution was pull off all the floor boards and caulk/foam
17) There are SOOOOO many more examples, but I think I have made my point
My advise is to run away from this disastrous company. If you are unfortunate enough to already be in contract, try and get things in writing (They never put dates or promises in writing for us). Work with your local inspectors to make sure they deliver an acceptable home. House looks great but there is a lot of lipstick on this pig. It makes me sick to think of the problems that will almost certainly arise in the future.
