We moved into our new home in Dunfermline late last year. The customer service from both Irene (Sales) and Stephen (Site Manager) was first class. Irene worked with us whilst we sold our house and was always there to assist. Stephen was accommodating and always on hand to provide advice and answer any questions we had on our new home. The journey moving into it new home was seemless and wouldn't hesitate to recommend.

I've bought 2 houses with Dundas and dealt with Irene on both. She has been very professional and highly supportive during a very difficult period due to COVID 19. She had me in tears ( in a good way) on the exchange date. Equally Steven, site manager has been great too during this difficult time. They are a credit to Dundas. Thank you for everything.

My Fiancé and I recently bought a home in calderwood village and we couldn’t be happier with the service we received. Gail has helped us every step of the way and been a great guidance through the purchase. She has also been so helpful and an absolute joy to work with. The home has been built to the highest of standards and we absolutely cannot vault Dundas. We have received brilliant aftercare from the Dundas team. We would definitely recommend buying with these builders!

Held Financially Hostage
We looked around a few areas and really liked the layout and house style at Calderwood village, Coatbridge; a Dundas Estates development.

However, it became clear how shambolic they are. Despite all the awards and façade they simply can't support customers in the same way a lager and recognisable brand can.

The sales person Gail was all smiles and friendly but some of the questions asked were quite frankly inappropriate; asking us if the house was for just us two and if we would be sleeping in the same room. Also when we mentioned we like space to have friends and family over we were asked, how many and how often. It felt like we were being assessed for our suitability to live there.

Despite this we still liked the house so paid our deposit. It had then taken forever for Dundas to send the missives to our solicitor; so long, in fact, the reservation period expired. I think this may be a tactic to get you to sign for basically anything for fear of the house being re-sold. Initially Dundas sent the missives to the wrong solicitors then finally arrived with key information missing. Surely the amount of times they do this would prevent such massive errors?

So we sent the documents back for Dundas to simply reference and detail what we were buying and not just reference some arbitrary plot number.

As we waited, we are not permitted to see the progress with the build. No update meetings or calls. Just one email to say it’s going to be a month late due to water chlorination tests. It was also speculated by a local that the area was previously an industrial site with huge amounts of chemicals in the ground. Made us question what the water test was really for.

We could see through other house gaps the house was built wrong from the plans. The colour of the house was completely different. We decided to question this with the house builder. This was approximately 6 weeks from the original entrance date. Bearing in mind we have paid a deposit, survey for mortgage, various legal fees and sold our home - around £5,000 in costs. Their first answer to the wrong colour was, “the colour is wrong; we will refund your deposit”. No offer of a meeting, no reassurance we could progress with the house if we were happy to... they simply wanted to wash their hands of us. So we replied back and were told to deal direct with the sales manager. Heather, the sales manager, would not pick up the phone and just hid behind emails. We asked for a meeting at the earliest opportunity and Heather replied suggesting a meeting date 7 weeks in the future (practically our entry date!). Another tactic, we suspect, to force us to either accept the mistake they admitted making or go away.

We felt we were being held financially hostage and the dream of our new home turned to a nightmare. When we replied confirming our acceptance to the meeting they proposed, a ridiculous 7 weeks away, Dundas then immediately replied with notice that they had cancelled our order and refunded our deposit, leaving us without a home and with costs we have to absorb through no fault of our own. There was less than 24 hours from Heather at Dundas offering us to accept the mistake and progress to their hard line cancelling our order and basically telling us to go away. As this was “escalated to the highest point in the business”, according to Heather, we assume the Managing Director, Bruce Dunlop, was the one to decide they did not want to sell us the house, leaving us to question Dundas’ motives for withdrawing the house sale from us entirely.

Despite Calderwood Village being advertised as a place for modern families, we believe that it was our relationship as two men that ultimately led the MD of Dundas Estates to simply cancel our order. The excuse used was that our relationship had broken down. Something we felt could have been resolved following a friendly discussion on the phone or in a meeting, sadly neither could be achieved, despite our best efforts. It simply shows what a small minded draconian business Dundas Estates really are.

I’m not going to go through it all, however be very wary of using this builder and trusting them with your home and time.

The company feels they are above accountability, they will waste your time and send an “apology” if your lucky.

From start to finish, it’s a bit of a fight and it’s never they’re fault - 3rd party contractor or they were busy (aren’t we all).

Take care to record everything, christ I wish I had, it will help when you go to CEDR to report them for the poor service experience.

Beyond poor, in every manner. continually let down with failed promises one after another. will tell you everything you want to hear and deliver nothing. this company is rotten from top to bottom. Customer service will not answer the call and if your get through, they never return the call fobbed off with more lies.
I totally regret buy a house from this company, they say " award wining & buying the dream" couldn't be further from the truth.
Don't buy a Dundas house save yourself the pain buy some other builder house. Now had to get NHBC and my solicitor involved.

Dundas Homes are beautiful and finished to an excellent standard. Linda in sales office has great customer service. Angus , Sandy , Joe have been excellent too. Any issues ive had Joe has been 100% attentive. Couldnt thank him enough excellent customer service. Thank you all
