Horrible company avoid at all costs! We were told 2 weeks prior to moving into our new home that the higher ups were getting sick of us complaining about the passage way to our back garden which is too narrow to fit a bin let alone our nephew who is wheel chair bound and that they would find a new buyer if we weren’t happy. I was 34 weeks pregnant at the time which they knew and did not take in to account how stressful that was on me. This fence still has not been rectified and we have been living with our rubbish out front as we can’t fit a bin through the passage.

Then when we came to move into our home they had cut holes in our sons bedroom floor and pulled our carpet up without our permission to solve a wiring issue they hadn’t completed prior. As well our flooring on the main floor was not flat that we couldn’t even lay our LVT down as it was so uneven.

Then had a huge hole left in our kitchen with plumbing not connected which led to mice coming into our house through the hole they left. At this time I had a 3 week old, toddler and dog in the house.

As well we’ve had issues with our dishwasher from day one but they will not take responsibility as it’s now Beko’s issue even though they installed the faulty dishwasher which had flooded our floor and tripped our electrics.

Now our back garden turf is not taking to the ground and is already a bog due to the slope in our garden but are told to wait 12 months and wait as all gardens are like this apparently.

These are just to name a few as the finishing work of the house is shocking and poor. If I could return a house I would, wishing when they threatened to find a new buyer I would have let them. Please avoid this builder at all costs!

Do not buy a house from this joke of a company. We bought a bungalow in October 2023 it's now June 2024 and we can't get any snags repaired. We are on the Stainburn Workington site. We have numerous jobs waiting to get repaired. They will not do them, they tell you lies, lies lies. They will not fix any snags. We have numerous amounts of repairs needing done including a floor in the kitchen where you can roll a can of Coke that goes like a steam train from one end of the kitchen floor to the other side. The stench coming back through the bathroom toilet is sticking it makes you sick just entering the bathroom.
Despite months of asking for repairs and numerous solicitors letters to them they refuse to do anything about the repairs needed.
Please do yourself a favor and do not buy a home from Genesis Homes Cumbria. It's not just me the whole site a are complaining. Do not buy and look elsewhere. If anyone wants to view my snags that Genesis Homes Cumbria won't repair or need any advice about buying a over priced property built by cowboys please leave me a message. Look at other house builders.

We recently fitted some flooring in a house for one of genesis homes customers. As part of the fitting process we needed to remove and replace the downstairs toilet. Upon inspection of the toilet, we noticed a leak coming from a failed seal on a washer. We made the customer aware of this issue and even took a video to act as evidence to prove it wasnt us who caused the leak. The builders said they would add it to the snagging list, however when it came to doing the snagging. They then refused to fix the leak as we had removed and replaced the toilet, so basically they were now placing the blame onto us. Even though the leak would still have been there wether we had moved the toilet or not. Thankfully we had clear as day video evidence to prove otherwise. This is typical of developers trying to get out of any problems they can. Disgraceful

If you want staff who aggressively drive up against you trying to force you to break the speed limit in a build up area as one of your drivers did today in their 4*4 van in carlisle at 9am--who when this doesnt work ramms up against you and then tries to overtake you at a mini roundabout and then overtakes going up a hill in a 30 then yes by all means go with Genesis Homes--guaranteed to break the rules at all costs --well done driver
