Heart of Hale development is ok to live in but the hidden service charges and heat network costs are higher than similar blocks.

The pros: comfortable flats, good transport links to central London, and generally a decent place to live. Tesco and Lidl are handy, but still waiting for some proper cafes, restaurants, and shops to open.

The cons: The biggest issue is the heat network provider. Compared to places like Newlon Millstream Towers or Apex Gardens in Seven Sisters, switch2 charge twice the unit rate and ten times the standing charge of other providers, which means heating bills here are more than double what people pay in similar buildings. And since it’s a heat network, there’s no way to switch. It’s an hidden cost of hundreds of pounds per year.

Overall, the development has a lot going for it, but the heating costs are ridiculous and need sorting out. I’ll update if it is possible to amend the contract.

I was expecting better quality for money I have paid. Customer experience is poor. Quality is poor. Price is high.

Developer should better care about quality of products and services provided. As well as value health (physical and mental) of people who is forced to fight for issue to be solved. And to get a proper treatment of these issues, by professionals with a high quality materials. Without sprays and toxic vapours.

Very difficult to say because the area has changed. It needs more shops and eating places. Nothing is properly in place yet, but it is beginning to have city feel Will review in a year.
