Office S&M is a fantastic, multi-award winning practice with an amazing team. I worked with Catrina on several projects, and the end result has been fantastic every time. They are very meticulous, they update you throughout the project and they deliver on time, what else can you as for :-). They think out of the box and come up with very interesting designs, witch helps to get planning approval quicker. On our last project we have converted a commercial property into three houses and although the council wasn't keen on having three terrace houses, Catrina's design has definitely changed their mind and we were able to get an approval. I'm looking forward to working with Office S&M again and I would highly recommend their service to anyone.

I worked with Office S&M back in 2017 to build 'Salmen House'. Hugh was easy to work with and came up with some great designs, both interesting and practical. I had a small budget and it was built as a rental property, which the team kept in mind throughout. Office S&M worked with me from concept, planning and tendering, through to build and completion, where they acted as Project Managers and delivered the project on-time and to-budget. The house was nominated for awards and included in various publications, and received great feedback.

A horror story of incompetence, huge expense and blinding stress.

Hugh from Office S&M told us and our builders we had planning consent from Waltham Forest Council to go ahead and start our renovation in Dec 2020.

But in truth Office S&M only applied for planning consent 3 days AFTER demolition started on our renovation. We didn't realise our situation until 4 months later in April 2021 when we received a letter of rejection.

Hugh submitted another 2 applications at our insistence, both of which were rejected.

Hugh also failed to contact the Council to request a pre-application meeting, which would have cleared up the issues we now find the Council has with our house design.

Hugh also did not take any notice of feedback from the Building Control Team we used which raised problems which we have now managed to rectify on our own.

Now we are left with the huge stress of having a house that does not have planning permission.

Four years after our renovation started, we have 4 rejected planning applications and the Council is started enforcement against us. I really don't know what to do or how to fix this.

Our predicament is not our fault, as we thought we were hiring a professional and trusted him as our architect and project manager. This is especially as Office S&M was/is registered with the Architects Registration Board (ARB) and RIBA.

We had a wonderful time working with Catrina and Malin. They did a great job from the first meetings talking about our needs and ideas to coming up with an exciting concept to having them overview all of the works. Would highly recommend this amazing team!

We worked with Office S&M on our house renovation. We asked for "not boring", and boy did Office S&M deliver. Our kids adore the space, from their secret storage spaces to the fun use of mirrors. Personally, the colours bring me joy on a daily basis (not least during lockdown!). And as a family, we feel our desire for a creative, playful home was really listened to - Office S&M made magic happen on our limited budget.

We commissioned Office S&M to design and oversee the design and build of an ground floor kitchen-dining extension for our house. Hugh and his team were really amazing to work with. They really understood what we were trying to do (even when we didn't!), and came to each meeting with a tonne of creative and innovative ideas for the structure, materials, and the overall feel of the project. They were extremely responsive throughout, offering clear and sensible advice for each step of the process.
My wife and I were totally newbies to the whole enterprise of designing and building something like this, but Hugh remained entirely unflappable, patient, and good-humoured. He and his team were an utter joy to work with, and the end results are just fantastic. Couldn't be happier.
