I recently used Redmires Building Surveying for a RICS Level 3 report needed for my house purchase in Lichfield. I found them through the RICS surveyor finder. We prefer small businesses for their personalized care, and Redmires, with its more affordable pricing, was an excellent choice.

The process was both efficient and quick. As English is not my first language, I requested a face-to-face meeting for the verbal summary, rather than a phone call, due to difficulties in understanding conversations over poor cellular signals. I am grateful to Matthew for accommodating this special request, which was certainly beyond his normal duties.

The report was exceptionally detailed. Matthew was kind and took ample time to explain everything clearly. He also welcomed follow-up questions after the verbal summary, showing his genuine concern for his clients. I am very appreciative of his service and feel that the money spent was completely worthwhile. I am leaving this review in hopes that more people will support his service, as he truly deserves recognition.

Most of the 5 stars have only 1 review submitted and this was after I did mine. Very telling.

Not a good surveyor at all. Missed a hole in the roof that can easily been seen in the loft that he went in. I only found out after buying the house and it rained and leaked. Will cost over £3k to fix. Emailed Matt to see what was going on and the email has failed to send as his inbox isn’t accepting my email. I was going to hold off the review until he responded but it seems like he’s just taken my money, not done a survey and dipped.

It also took him weeks to arrange the survey with the estate agent. Confirmed on October 11th happy to get it booked in, chased on 17th and he “missed” my previous email saying he would book next day. Another email from him on the 20th to ask if I wanted to proceed. An absolute shambles from him.

If he misses something so glaringly obvious like that I wonder what else he misses

Just to add, I did email Matthew twice prior to this review but my emails were blocked. They were only unblocked AFTER leaving my review.

UPDATE:
Matthew hasn’t really been in touch with a proper response, despite what he has posted here. I raised 2 other issues in his report which, again, have been ignored.

The roof felt had a hole that is visible from the attic, which Matthew missed. You could see the light from outside. I have no issue with the tiles and the tiles have not needed to be replaced. The report from Matthew says that the felt should be replaced when the tiles are next replaced and completely missed the hole.

He didn’t inspect a fence which has now almost collapsed. He also advised the back door was in an okay condition when the seals are coming away from the windows and you can see the light coming in around the door.

A majority of the report just says that it would be more economical to replace everything with no real substance or rough idea of cost, or explanation as to why.

Save your money and go with someone who can actually do the job. Matthew has put more effort into damage control than he has in engaging with me on this or doing the actual report.

Matt did a thorough inspection of our 17th century listed home. He picked up defects including woodworm damage, leaking radiators and penetrating dampness.

His report helped us negotiate a significant saving on our purchase.
