be aware! do not buy any apartment from them, total disappointment!
you will lose all your money on the property they sell!

My story:
we bought a one bedroom apartment at No1 Hagley Road back in 2016, we bought it off plan, which is before the construction was finished. they renovate this old office building into a residential apartment building.

The brochure they provided with the CGI image is very miss leading, the whole building looks very translucent and bright. the window looks clear.

but when the apartment is handed over to us, we find out that all the windows in the property is sealed and can not be opened.

There is a weird blue color glass panel which is completely sealed off, which definitely is the old office glass window, then on the inside there is another layer of normal residential window.

they never mentioned anything regarding this sealed window during the sales. Can you imagine living in a tiny box, with sealed blue glass window, the sunshine coming through is very dark and blue weird color, NO FRESH AIR can come through forever, because the window is sealed off.

the whole space is very dark, no fresh air, with weird blue sunshine coming in, super super weird and claustrophobic!!!

Again! please do not buy any property from this developer, most landlord are from overseas which mainly is Hong Kong, I have already told many of my friends who works in local Birmingham real estate business, they produce the worst property in the whole Birmingham area!

Many people have sold their property right after they received the key and saw what the actual product is.
some owner sold it the same price, which lost their money on stamp duty and solicitor, agency fee.
some owner sold it below market price.

I tried so hard to sell my one bedroom with the original price, but there is no luck, because everyone who see there has no window can be opened, they definitely do not want to invest any money into it.

many tenant and owner has contacted the Birmingham city council to report the environmental health and safety concern regarding this NO WINDOW situation, many people feel suffocating living in the building.

can you image if there is a fire in the building? with no window to open for fresh air? you will definitely suffocate and die by smoke! before the fire even get to you!

Read negative feedback before you decide to buy from them, as most positive praises is either paid or expressed about the friendliness of sales staff, not the services.
Check your mortgage provider as many don't want to deal with Seven!
They will use the cheapest possible products that will cost you fortune to repair (special toilet seats costing £300, special light fittings for £50 each, got water tanks that fail every 18 months, roller shutter that failed several times and takes the manufacturer about 8 months to repair etc, etc).
The building was handed over with extensive leaks from windows and into parking which Seven refuse to rectify.
Lifts overheat due to lack of AC in the building.

After being ignored for about two years, we have formed a Residents Association to direct our issues as a group, but after numerous failed attempts to rectify this by Seven and only a temporary fixes not in accordance with the guidance of independent surveyors Seven walked from the table and have been ignoring us.

Despite assurances of high return on the investment, most owners are in big negative equity reaching 30% for some, with rents not being near those advertised by Seven 4 years ago.

You will notice that this tune is common to most reviews on several developments so think twice before buying.

I invested in several developments with Seven Capital.

At one location, charges have increased, and the yield has fallen from 7% to 4% and loss in equity also by 30%.

At another, I invested in 2016 and still waiting to see any completion on the horizon.

My third unit has become a notorious disaster amongst residents and local people. What a joke. But not a joke to the investors. Leaks etc etc all aforementioned in other reviews here. Pictures attached. I am one of the lucky ones where the windows have not been an issue as much. The poor fix with glued seals was a temporary fix. Anything to shy away from providing a permanent solution.

What a landmark building. Could have been so much more.

Likely I will count my blessings and after reading all this I will pull out everything even at a loss. Better to lose now than to lose more later.

I live in one of the buildings built by 7 Capital, and am extremely disappointed by their service. Once built and bought, they will do anything within their power to avoid fixing building issues, and anything to cut costs - even when this includes hiring contractors that destroy the private property of their clients. Months ago, I noticed the layer of slabs on my terrace had fallen into a hollow space underneath it, and soon realised that, because the poor material that was used under the outdoor terrace - which is just a layer of earth, rats had made their way into the building. I waited for more than one month for a contractor to help me resolve the issue, with a very polite customer service representative trying to excuse the company for the delays. When I was finally notified that the contractor had visited the property, I came home to find the terrace completely turned upside-down, and the furniture broken. Apparently, the contractor decided that it wasn't worth trying to just move the furniture by lifting it up, so he just pushed it to one side until it broke completely. Because 'he didn't have enough material' and because 'there was a massive rat infestation' (contractor's words) he decided to just leave the terrace like that - with the broken furniture, loose slabs and generally, a complete mess. At first I thought somebody had broken in, so I checked the CCTV. I was more than surprised to see that it was the contractor fro 7 Capital who ruined my terrace, and not only did he do that - but he also went through my personal belongings....I was advised, politely, again, that 7 Capital will hire a different contractor - but they sent the same one to complete the job. I briefly spoke to the contractor when he came again to finish what he had started and was shocked to hear that he said he was just doing the works because he was told and paid to, but the slabs will fall again, because the rats will dig through the soil underneath them. To live in a brand new building and have this is just outrageous. I then called 7 Capital, and asked them to use a different material under the slabs, or simply just put poison underneath, to keep the rats away from the building and my apartment. To this day they are ignoring me, and my request. They will just leave this terrace as it is. It will get damaged again because it was fixed superficially, and so on. On top of everything, despite the CCTV and pictures, they still want more proof of their contractor destroying my furniture. Please be careful with this company, especially if you are a buyer. I have proof below. Instead of helping me, 7 Capital is continuously asking me for even more proof then I already showed them.

BUYERS BEWARE!!!

I feel I need to write this review to warn anyone considering investing with Seven Capital, NOT TO DO SO!

Seven Capital promised many things in their marketing materials, all of which they failed to deliver. They promised luxury living and high quality, but the fixtures, fittings and build quality in my apartment were anything but. In fact, general finish looked bodged. From day one, the lifts failed, and since then we have had numerous defects, including leaks due to massive window/cladding issues.

Due to all of this, the entire building now has a bad reputation, which has effected rental income… nowhere near the 6+ percent forecast. It has also massively depreciated the saleable price.

With all of these issues, Seven Capital seem to have walked away from my investment, they have my money and it feels like they don’t care.

I feel very sad and let down by the whole experience with Seven Capital.

I will NEVER invest with Seven Capital again.

I am not a landlord but a tenant. After living in a property developed by Seven Capital, I refuse to live in any of their properties in the future. Buildings are all built using the cheapest possible materials, there are no air vents, doors don’t close properly and there are widely reported leaks. How are they allowed to get away with this? How many bad reviews does this company need for them to operate more ethically?

I bought an apartment from them (sold as a "luxury" redevelopment). There has been nothing luxury about it....quite the opposite. There are so many problems with the development that I'm not going to list them all here, but they include apartments leaking due to serious issues with the cladding, lifts breaking down, and the hot water heaters regularly failing and requiring maintenance (mine has gone down 3 times in 3 years, requiring costly repairs). Estimates by the Residents Association to fix these issues is in the millions of pounds. Seven Capital has done little to nothing to properly address these issues over the last three years, including the most expensive ones. If they continue down this path, these costs will be passed onto the leaseholders/investors. I'm not so sure the apartment is even sellable right now as I've heard people (understandably) are struggling to get a mortgage for the place. Even if I did, I'd be selling at a massive loss. If you choose to invest with them, don't count on them putting right any issues. Note - I'm only giving one star because zero isn't an option. Even zero would be extremely generous.

A truly disgusting company. Read all of the negative feedback before you consider the positive, which is likley to be fake or paid for.
Buying a property off-plan from SC in Churchill place, Basingstoke has been the worst experience of my property career. During a time that all other properties have experienced significant increase in value, Churchill place is plagued by ridiculous faults, extortionate fees and incompetent management. Overall the apartment that I paid £179,950 for in 2018 is now worth approximately £130,000 (If anyone would buy it, as its not mortgageable by mainstream lenders due to the construction). The contractors who completed the work on behalf of SC have the absolute bare minimum, using poor quality products. Here is a list of faults from just my own flat that have occured in the past 24 months:
Window Leaks (runs like a tap during any rain - See photos)
Kitchen flooring failed (Loose and had to be refitted)
Dishwasher and washing machine/Dryer destroyed due to limescale in the building water supply system
Toilet system fell off the wall, damaging bathroom units and floor.
The building lifts are 30 years old and were not renewed during renovation. There are only three and they are constantly breaking down, with expensive bills being placed on us, the leaseholders.
There is a problem with the Bins which means the recycling and rubbish have nowhere to be stored. Leaseholders received a £40k bill for removal of the rubbish by a private company as the council refused to take it - this is still not fixed.
Apartment boiler - brokedown due to incorrect fitting.

I really cannot express enough how awful this company are. The staff seem very nice in the first instance, when they are selling to you but communication quickly becomes non existent once they have your deposit.

Please, Please, Please! - do not hand over your money to these criminals.
