Driver of MJ70LXS on 12/03/25 at 15:10 pulled out of Park Road, jumping a red light and almost caused an accident. A company is responsible to ensure their drivers are competent to a standard and one of those basic standards is stopping at a red light.
I hope Hill Group take it upon themselves to remind their staff that while on shift, they represent the company.

My experience of the company is that their staff are not safe people that make the right decisions. Allowing this Careless and dangerous behaviour into people's homes is frightening when you think about the mental stability of the staff

Currently living in a property in Essex built by Hill Group. 5 star builder? The quality of this build is shockingly bad. Grout blobbed around the taps where the tiling has been rushed in the bathroom, cracks around sockets where they have been drilled in too far (one wasn’t even wired in when I changed the face) slapped on gloss over the doors, plugs not siliconed in to the sink, front and back door frames not aligned, cracks that they won’t touch unless a £1 coin can fit in it….many more issues which they ‘don’t cover’. It hasn’t even been a year since I moved in. Look closely and make sure Hill rectify everything before you take the keys otherwise you’ll be forever putting things right.

I would rate them zero if I could. Don't buy a Hill home. Our 'forever home' became a nightmare due to work carried out by incompetent and lazy workmen who used every short cut they could. Once they have your money Hill don't care. 3 years later and the nightmare is still there. An overgrown development, with overflowing bins, rubbish and litter around a children's play area, incomplete roads, damaged drains, and no sign of Hill anywhere. They ignore all communications, complaints and emails and refuse to correct / maintain what they are responsible for.

Extremely disappointed with the service and quality of Hill. Moved in a couple of years back with over 140 snags. Then larger things materialised such as a waterlogged garden which lacked drainage, the driveway sinking, and a kitchen tap issue that their plumbers couldn't solve (which I then did with a few minutes of research and common sense)

During the build process, the plumbers used we're inexperienced at best, so be careful and prepared to have your bathrooms replaced shortly after moving in.

"On paper", the specification of the house seems acceptable, but be sure that you'll continue to have workmen in and out, randomly turning up at 7am, the proceeding to treat your house like a development site.

I've had two complaints going on and yes, they eventually fix the issue, however they'll refuse compensation saying that they fixed the issues. I'd argue that the issues shouldn't be there in the first place.

Be cautious, be vigilant, find another developer

Almost two years into a new flat by Hills, lots of defects have been left unsolved.

Most of all, pipes have not been correctly insulated and tap water is always above maximum temperature. This is a serious concern as there is a risk of legionella developing in the pipes.

Every time an operator has been sent to fix some of the defects they have always shown up with the incorrect information/products.

SHOULD BE AVOIDED AT ALL COST !!!

I lived in my previous home for five years (Built by different builder) and recently (less than 2 months) moved in to the new home built by Hill residential, The difference is clear.
- The after sales experience is bad and the customer service is so awful.
- The interior and finishing is so poor.
- They always avoid to attend to snagging / issues.
- Noisy pipe ( banging noise from the pipe work)
-Bouncy floors (everything vibrate when you walk )

Do not be deceived by the Home Builders Federation's 5 star review, it is nothing but a market strategy!! Avoid this builder if you want to have peace of mind and value for your money.

We, and other residents, have had an awful experience with Hill. We bought one of their London properties through Help-to-Buy and have experienced a catalogue of issues from endless snagging (new snags created when old snags are being bottomed out - it's been almost 6 months and we still have issues), noisy pipes (can hear any of the residents above flushing the toilet and using the shower), exposed bin store (meaning residents can't open their windows due to the odour), mould and damp in the communal areas, numerous bike burglaries due to deficient security, horrific leaks across the development (countless flats affected).

Hill's response has been extremely blase, and where they are unable to recover costs from their subcontractors to correct issues, they have found cheap and ineffective ways of addressing the problem or simply not addressed it at all, leaving the residents who paid top dollar to suffer for this company's bottom line. My opinion is that this company does not care.

I am sure their customer service team will comment below, asking us to get in touch. We have been liaising with you re these issues and the response from your regional directors (verbally relayed to us through Hill's customer service agents), has simply been 'we aren't pumping any more money in to fix the issues, but the residents can pay to resolve them themselves'. Re residents paying to resolve issues (such as the flawed bin store), we do have this email on record - happy to share.

I would love to turn this review into 5 stars if Hill were prepared to fix the fundamental issues which we have been raising with them for months (which are actually, inexpensive to put right). As opposed to fobbing us off with 'it meets planning conditions', despite being aware of the residents who are really suffering. A responsible attitude would be to admit that, in reality, some of the plans on paper haven't worked, and to actually work with the residents to put these right, as opposed to making their lives a misery.

Furthermore, Hill have retrospectively applied to remove planning conditions at their developments - so watch out for this sneaky move too.

This is what Hill says about themselves - Hill is devoted to building the very best in modern, beautiful homes. We bring together contemporary design, sustainable materials and a sympathetic approach to build stunning, individual new properties and communities.

My experience is a little different. They don't, in my opinion build the very best in modern, beautiful homes. As a resident of 243 Ealing Road, I would like potential buyers from Hill to be aware of the following:

In our new development we currently have potentially latent defects in Schindler lifts and in the communal gas fired hot water systems. Both of these systems were chosen by Hill Homes. Both appear to have serious issues after only a short time in operation.

HIll Homes also landscaped the property with the barest minimum of topsoil. The result is that the landscaping isn't able to grow and flourish to its best advantage. Looked great while they were selling houses, but now is going to be a big headache for residents.

Hill Homes chose Network Homes as the management for the property. This company received the lowest rating of any of the suppliers to the estate and the area in a recent survey of residents.

Other issues on the estate include poor quality security doors to the garage which have broken numerous times and water leaks in the garage from pipework which means that people end up stepping in water which does not drain properly. Above ground parking security was not properly thought through with the result that illegal parking is a big problem on the estate. This will only get worse as new developments in the area are approved with little or no parking. That's not specifically Hill's fault, but they did not ensure the security of the parking that was allowed.

The commercial spaces which were included have not been let or sold, leaving residents to look at unused spaces. The marketing suite was finally taken down after much pushing and prodding and the replanting that was done is inadequate with the result that the space looks very poor.

Hill branded vans can frequently be seen on the estate, presumably remedying defects from the build. Not a great advertisement for quality.

Go up
