We had a really positive experience buying our house with Troy Homes. We are now three months in and really happy with our house and the development. From the lady who sold us our house, to the site manager David and his team, and then finally Richard from customer service - we feel we have been really looked after by all involved at Hawthorn Close.
The build quality and finish is exceptional, compared to the other new build houses we looked at with all the “big boy” builders. Our home has the wow factor we were looking for.
All the snags (which were minor) have been addressed, and we feel confident we have made the right choice buying this house.
You read so many horror stories about New Builds, so I hope reading my review puts someone else’s mind at ease.

We could not be happier with Troy Homes!!

After purchasing a new build property several years back (with a different developer) which was a nightmare I was really worried going into this purchase with Troy, however I have to say they have fully restored my faith in buying new!!!

The whole process from start to finish was flawless, and now that we are in.. we have had nothing but great service and aftercare from Richard and his team!!

Troy offer a really high spec development as well as a real attention to detail and excellent service..

It's clear as day that Troy Homes (we now call them Toy Homes) priority is to trade any level of quality for more profit. They obviously sought the cheapest workers with the lowest skill because there is a frightening amount of low quality/defected and even unfinished work that would have instantly been spotted if there was any measure of quality checks (or care?).

I recently purchased an apartment at their current development, Sambrook Court. In hindsight, the fact that not a single person has left a positive review should have been a hint in itself.

I'll list just a few examples:

A gutter pipe visibly not attached,
Bolts on the terrace hand rail half screwed in/loose,
A sharp metal support stick sticking out from behind a hand rail wall support,
Multiple portions of the gutters cracked and/or missing support pieces,
Doors fitted badly and need realigning to close properly,
Most of the door handles resting place was angled so the end is pointing up the the ceiling slightly,
The boiling water tap not working,
Lights that flicker if you put your finger on the switch,
The water pressure gauge wasn't even attached to my pipe line and the indicator hands inside said gauge had broken off and were lying at the bottom of the gauge unconnected to the centre.
The whole roofing is absolutely cowboy, it's meant to be a flat roof, but they botched the job so much it's actually impressive in it's own right, incredibly bumpy and uneven, this causes water to pool up in all the declined spots and then release in heavy amounts in specific places (in the middle of the day when it's not raining there will also be random downpours onto the terrace because the water can't drain out of the declined ditches all over the roof, so seats have to be moved and people warned),
The elevator's display isn't showing what floor it's on,
Last night I came back to see the elevators heavy iron emergency shutters had accidently deployed half way down on the lowest floor, elevator still works (at the moment), just need to crawl to enter/exit.
The floor isn't level, it becomes very noticeable and troublesome with things like desks and bookshelves.

Accompanied with the careless design flaws (plug sockets in really silly locations and heights etc.), I've spent the last 3 weeks paying professionals to come in and correct them and there is still much work left to do. I wouldn't expect such shoddy, corner cutting work on a flat with 1/5 of this price.

I was told to contact Richard if I had any problems, eventually he replied to my messages and scheduled to come down. Ignoring his attitude issues, it was apparent he had little interest in helping, making up non-sensical excuses like, "that's just how it is". To sum up his vibe, when I showed him the door which was badly aligned and struggled to close, his reply was, "I'll give you that one". Thanks, Richard, how mighty generous of you.

Unfortunately, I cannot go back in time to warn myself to avoid Troy Homes, but I can write this review to help others.

AVOID if you do not want to ruin your experience of buying a new home. Their customer service, including the directors, are extremely unprofessional. You should expect a lot of stress and spending money when buying from them as you need to fix all major issues at your expense. Troy Homes also hide all the contractors’/engineers’ reports, ask the contractors not to explain the problem to the customer and then they would lie to your face to avoid fixing anything. You would also expect to have arguments with the contractors and get into a blame game between Troy Homes and the contractors as Troy Homes would lie to their customers instead of having the issue sorted.
Troy Homes would ask you to complain to NHBC. They know that complaining to NHBC is a lengthy process and might not go anywhere. Even when NHBC ask them to bring an independent technician to write a report on the issue, they would bring a contractor they have business with and claim that they are independent. It was not a big surprise for us to know that Troy Homes’ CEO used to be a Director at NHBC and he properly knows how the system works.
As this is the first review on Troy Homes, I would expect them to buy some positive reviews now or to force their staff to write reviews. Anyway, I am happy to publish all the communications between me, the contractors and Troy Homes.
Overall, an extremely cheap and unprofessional builder to deal with.

Anything for a buck, even if it means trying to close down an excellent children’s school and devastating hundreds of happy children and their families, leaving them no local options for alternative education. You should be ashamed of yourselves. Greedy corporations and people like you are everything wrong with the UK!
