I am not even building a house with this builder, but have been helping a close family member throughout the process and I have to say: AVOID. DO NOT USE THEM. This is the second home I have helped someone build, each with a different builder. I have been EXTREMELY unimpressed with Visionary Homes throughout the process.
Let’s start with model homes. I was able to walk through a model home with my family member and the sales agent. Just about every upgrade we liked, the response was: “We actually don’t offer that anymore, this was a Parade of Homes house.” Well okay, I could work through that. But they were some really basic upgrades I’ve seen other builders continue to offer like waterfall counter tops or ceiling beams. So first piece of advice: use a model home that actually models what you continue to build. Don’t use the best home ever, full of options you have 0 intent to offer your customers. Feels like a straight up bait and switch.
Now for the real pickle. Their design process. Absolute trash. Forget about picking out the kitchen of your dreams using Pinterest inspiration! Oh no. You don’t get to pick anything. You have to pick from THEIR pre-decided packages. So let’s say you like one combo of counter and cabinet they offer. That now determines the carpet color, tiles in your bathroom and just about everything design wise in the majority of your home. But it gets worse. My family member selects a cabinet/drawer knob/pull, and the design lady shows us the lighting package paired with that. So not only do you get 0 choice of how the design goes, but even your cabinet knobs determine every light in your house. Then many upgrades in design, like higher cabinets or built in stove top are only available in their top tier design packages. Absolutely ridiculous.
One thing my family member wanted was vinyl flooring throughout the main floor bedrooms. He was told this was available when he initially was looking at building with them. Now that money has been paid, guess what is suddenly not an available option! Shocker, the flooring he was promised he could have throughout the main floor bedrooms. ? Absolute bait and switch and terrible customer service. Either give what you promised because obviously your sales agents and design team aren’t the same page or own up to your mistakes. Stop blaming it on “new streamlined processes”.
Then you move onto housing upgrades. Other builders ask where you want dimmer lights, or where to add night lights. Forget that here, this is all in packages too! Want an extra outlet on your back porch? Well guess what that only comes in the “entertainment package” where you also have to pay for/include a hot tub hookup!
Additionally, they don’t show you the total of your home build until the very end of your design appointment. Other builders show this pricing throughout, making it so easy to make decisions about design or upgrades.
Another annoyance, my family member saw a black colored house in the neighbor hood he would be building in and fell in love. Guess what color they don’t offer? The one he wanted. And what a shock, that house also was for the parade of homes! Seeing a trend?
Overall, the phrase I have heard throughout this process is “we recently streamlined our processes”. What they really mean is they made all the decisions for you, so they can make as much money as possible. The total cost of this house is the same price essentially as my other family members new build with Edge homes but they got 3x the upgrades and got to pick each detail of design.
If you really want your dream house or the change to design it, look elsewhere. You are just picking through what they designed for you. Also we were told this is a recent change. I think you need to change it back. I don’t know money people willing to drop $700k on a house they barely get any choice in. And you bet your bottom dollar I would never build a home with you or ever recommend you after seeing the process, which is typically the opposite of what you would want after someone interacting with your business!
