Cant praise this builder enough, if I could give more than 5* I would. From stepping into their sales office to moving in all the staff & personnel have been amazing, nothing is too much trouble and they have all gone above and beyond to make sure we are happy in our new home. We absolutely love our house, the quality is second to none. We paid for a professional snagger to inspect our property after moving in as we had been told it was a good idea but frankly he didnt really find anything. His words on leaving were I am very pleased for you both the property is superb!
I would definately recommend this builder, my husband & I have bought new properties in the past from other builders but this house is the best. Special thanks to Fay in the sales office for her friendly professionalism, Simon the site manager, Duncan assistant site manager & Wayne who have done all they can to make this house move seamless & have given us our perfect forever home.

The team at William Davies have been exceptional, nothing has been to much trouble, we are extremely happy with our new home and the quality of workmanship, our experience of after sales snagging has been faultless.

Terrible build quality, rude workforce with poor standards of workmanship, sales teams give false/incorrect information (only interested in getting you to sign up, then deny what they have told you), Senior Management team don’t take ownership and not interested in sorting problems, they just hide behind e-mails and solicitors. Definitely not the customer focussed , family owned company that they like to promote.
Moved into my June 2022, been a dreadful experience from the start and wish I had never bought a William Davis property.
I certainly won’t be here long!
I would also suggest that you don’t buy off plan, as you really need to see the house when it’s completed so you see what your getting! Also I would definitely recommend getting a full survey done. Don’t get fobbed off by being told you don’t need one as it’s a new property. You definitely need one!!!!!!
There are more in depth reviews of my issues on other sites i.e. Trust Pilot, which you may find useful and will hopefully give you more of an insight around the embarrassingly poor standards across the whole company.

Buyer Beware
And so it begins..
Purchased a property (what we thought would be our forever family home) from a wonderful sales person (polite and friendly). I was kept up to date with the build progress etc, lied to about not being able to have paid extras etc (didn't discover it was a lie until after), moved in super excited (as you do)... And then..
- Build Quality - 1 star - They use contractors EVERYWHERE. It's cheaper than PAYE staff on your books but these contractors DO NOT take any pride in their work what so ever... Of course you don't know this until after the purchase. They just want your money and will say anything and I mean anything in the sales process to get it.
- Materials used - 1 Star - They use THE cheapest interior finishings BUT they use GOOD every day use items (door handles /doors for example) to portray a luxury finish. Kitchen, Bathroom for example are so poorly put in place (by those pesky contractors) I genuinely believe ANYONE can fit them better.
- Electrics - WOW, where to begin.. our house was nicely wired by an apprentice who clearly did not have their work checked over. most important and critical appliances (boiler and more) etc were wired wrong using wrong cables in the right places.
- Plumbing - Sh*t = Literally
- Overall Finish - Absolutely dismal, I can not imagine how the quality control team passed the properties as acceptable for moving into. They don't have a quality control process and if they do... See point above.
All issues were escalated to a director who will of course point you into the direction of the warranty (provided by a company, for which the developer pays extra for... so who do NHBC care about, their developers who pay them or YOU the customer..?) oh and drawings.. They LOVE to point you into the direction of a drawing, which of course you do not see or even think of because you're caught up with the whole buying the house malarkey because there is SOOO much competition for the property that you fell in love with.. so you focus on the buying process more than QC, what will the living experience be like, etc etc.
Built to spec is their excuse for literally anything, when you hear that walk away and get legal involved. They'll pull out all the stops to get your money but then ultimately unless its a lick of paint or a fitting that needs replacing, they'll fob you off and not care the slightest (the higher up the ladder you go, the more disorientated you feel once you start hearing their excuses from management higher up). "This is the one organisation where Management care LESS than the the employees" below them. Quoting their own employed workers there.
Their 5 star customer service satisfaction aim, won't be achieved with management the way it is. For the moment, Their customer services team have been very good in resolving the issues with the finishing etc.

Good Luck if you have purchased from William Davis and even considering raising an issue up the chain. Video evidence, pictures and snagging issues will be uploaded in due course (poor internet connection/Wifi for uploads because the drawing said to put the router under the stairs)

Currently giving 2 stars as the house is actually very nice along with the area the selling experience was okay not the best but the local sales office have really nice people there (Cawston rise).
Unfortunately that’s where the good ends, had the usual snags which have been rectified in an suitable time so have no complaints there.
We have had an issue with water pressure/water flow inside the property for about 4 weeks the site has made an effort to try and establish what the fault is and apparently its down to the water board.
So I left it and almost a week has gone by and I’ve had no update as to what’s actually going on weather plans have been made or anything and also bear in mind I practically don’t have a shower at the moment.
If I turn on 1 other tap in the house my shower switches off altogether.
I called the water board they sent out a crew to check pressures (which apparently the site had done) and they have determined it is not a fault on their side but yet William Davis says it is a fault on the water board side. Unfortunately this has left me in the situation where I’m the home owner who has an issue which 2 major companies cannot figure out who’s problem is who’s I’ve only lived in the property about 6 weeks so as you would expect it’s been a bit rough for us.
I guess my conclusion to this is that why don’t William Davis communicate better with after sales and why can’t they get their act together to sort a potential health hazard fixed as I’m not exaggerating here but it’s very tricky to wash especially when the property only has 1 bathroom.
Maybe if this gets sorted soon I’ll maybe update the star rating but at the moment 2 stars in generous.

Edit: after living in the house for almost 1 year now, I would like to increase my rating by 1 star and update on the aftercare side of things.
The after sales customer care team have been brilliant, dealing with all snags in a more timely manner. It seems like the issue is dealing with the site managers and buliders. The decorators, plumbers and electricians have all been great and very helpful.
Dealing with the staff in the office has been fine too.
So I would still like to keep my original review below, but fortunately WD after sales support has been great which makes up for a slightly disappointing sales experience, but I guess it's better that way than the other way around.

A summary of my experience after recently buying a house from William Davis.
What stood out to me as being very odd about the whole experience was how rude and arrogant the sales staff can be at times. I understand that we are not out to make friends and it's a business transaction, but in the current buyers market, it seems strange that they would take such an approach. We almost pulled out because of how we were spoken to and made to feel. A family friend refused to buy on our development and bought on a nearby bloor homes estate due to how she was treated by the sales staff. In addition to this, my sister who was keen to buy here is having second thoughts now after sales staff told us how he was not happy with her children's behaviour when they came to see the development and how they made the show home bedroom a bit untidy which he then had to tidy up. Overall pretty shocking.
Make sure you negotiate on all aspects, price and other insentives, as much as they don't like it, they need to sell houses and they do budge on price and pay for stamp duty and furnishings etc.
They make a big deal about their 5 star builder status and how they are different to other builders, don't get too excited about this, most other developers that are building at the moment are also "five star". Initially I thought being a 5* builder had something to do with building quality etc, but later found out it's simply to do with how many people would recommend them.
Avoid BHW solicitors if they recommend them and give you what appears to be a generous contribution towards their fees. We found them to be overpriced even with the contribution, with lots of hidden fees and provided a very poor service.
Because we bought our house after the site was completed, I found that our post occupancy snagging took a back seat somewhat, it's been 2 months since we moved in and they still haven't completed our "post occ" snagging. Also, some of their solutions for problems would certainly be considered to be a "botch job".
For us it was about finding the right house at the right price, and because this was our mindset from the start, we overlooked somethings that would have normally made me walk away.
With this said, i am reasonably happy overall with my house, but William Davis as a company have let them selves down with poor customer service which is costing them business due to their attitude. I wouldn't recommend them over other developers.

for two cars to pass without slowing rite down we had a leak and they sent out an emergancy plumber who said he couldn't do anything so what was the point in emergancy number.

Poor Customer Care and Under warranty repair. Stay away if possible 100+ days till waiting for a fix as one of the subcontractor is not responding. Many many issues..boiler installation was wrong, garage roof cracks, Concrete dusting, fence leaning, unprofessionally laied slabs, Exhaust fan parts missing ( all 6 of them )etc etc...
